Site Analysis
A certified Ohio Job Ready Site means less risk, faster completion, and lower costs for your project. As a certified site, the West Central Ohio Industrial Center has undergone detailed site analysis including Phase One Environmental, Wetlands Delineation, Geotechnical, Cultural Resources Study, Endangered Species, and Historic Area of Potential Effect (EPA) Evaluation. None of these studies identified any issues that would stop a project or impede its progress. The topography map indicates a gently rolling rural area with less than 1% slope. A completed ALTA Survey of the property notes all of the parcel details.
The land is under total control of the Community Improvement Corporation. In July 2006 the City of Wapakoneta, Auglaize County, and Pusheta Township entered into a joint agreement providing for the site’s automatic annexation to the City and its industrial zoning designation. The Community Improvement Corporation has total control of the entire site.
The agreement also provides economic development incentives including a Community Reinvestment Area with a 15 year term and minimum 50% real property tax exemption, as well as a 30 year, 100% abatement for a Tax Increment Financing District. Coupled with Ohio’s recent tax reforms, resulting in the lowest state taxes in the Midwest, these tax reductions lower your costs and make you more competitive in a global economy.
